Welcome to this show stopper nestled in the heart of Connecticut’s Lower Berkshires.  Big city living can be hectic and stressful.  So when it’s time to unwind, consider the relaxed, friendly and safe environment found at Roughland Estate.

Located in the quintessential New England town of Norfolk, Roughland Estate is surrounded by the unspoiled beauty of Connecticut’s lush forests and rolling hills.  Whether you are looking for a weekend retreat, summer get-away, or a year-round home, this unique property offers elegant living in a tranquil setting with easy access to fine dining, summer and winter recreational opportunities, and some of the best antiquing in New England!

This gorgeous estate includes  two separate homes.  The main house, known as the Estate, is comprised of 13,000+ square feet of carefully thought-out space.  Included are six bedrooms (two of which are full suites), five full bathrooms, two laundry rooms, three fireplaces, a 55-foot indoor pool, Jacuzzi, dry sauna, steam sauna, and a three-car garage.  The Estate also boasts radiant heat throughout, central air and a sound system and comes with a generator (it’s smart to be prepared even if you’ll never use it).

The original guest cottage was built in 1785 and added onto in the 1800’s, and again in the 1920’s and finally in the 1960’s before being bought and beautifully restored by the current owner.  This 3,523 square foot colonial is a classic New England home filled with character and charm, but updated to include many modern day conveniences. Here you will find five bedrooms, four full bathrooms, a “storybook” attic, three fireplaces, central air, its own generator and a beautiful bluestone patio.

The two homes sit on nearly 30 acres abutting state-owned property. The back yard features a spring-fed pond which is great for swimming and fishing, or ice skating when it freezes over in the winter months.  You can also enjoy sledding or snowshoeing on the rolling hills above the houses.  An outdoor chapel incorporated into the natural landscape provides a beautiful setting to get married, renew your vows or just enjoy sitting in the midst of the beautiful surroundings.  This is a favorite spot for artists who are looking for inspiration for painting, writing, creating music, photography or impromptu performances! Kids of all ages will have fun roasting marshmallows in the fire pit or camping out in the screened in gazebo overlooking the pond!

The gardener in the family will be enchanted with the mature landscaping.  A formal garden awaits an enthusiastic and imaginative caretaker.  There is plenty of space to add herbs, vegetables or fruit trees as well, so you can pick your own produce.  Enjoy the outdoors even with your eyes closed – simply breathe in the fresh floral scent of lilac trees and listen to the calming sounds of nature!

This unique property was once owned by the famed William Buckley family from NYC.  The property originally included the quaint New England cottage and a 200 year old horse barn.  The barn was completely transformed, and the structure now known as the Estate was erected in 2002.  The current owner is extremely conscious of the environment and the world we live in, and so he has incorporated as many “green options” as possible.  For example, the Estate home has a geothermal heating system and the pool is treated with bromine rather than harsh chlorine. Some unique pieces from the barn were recycled into the design, such as the cupola on the shed (yes. it’s original!).

The owner believes in supporting local business and has included many locally produced custom hand-crafted pieces such as the dramatic chandelier in the hallway leading to the Master Suite.  The details of the Estate define high quality, from the plaster walls, the walnut flooring and mahogany windows (painted hunter green on the exterior in 2012 for years of low-maintenance enjoyment), to the custom floating curved steel stairs and the steel girder beams installed piece by piece.  (Note: “ the word OK can be found throughout the home and purposefully remain to show the work was done by quality craftsmen almost as though they’ve left behind secret code”, adding a unique artful look.)

The perimeter drains installed around the house ensure that it remains bone dry, the porch roofs boast lead-coated copper and even the dance room is cushioned beneath the hardwood floors so they are forgiving to a dancer’s body.  The observatory on the top floor was built as high as the town would allow and offers spectacular views from every direction including nearby Haystack Mountain and its rustic stone tower.

Everything was carefully thought out with great attention to detail.  Each room has a beautiful story behind it that will give you goosebumps and bring a smile to your face.  We’ll share these stories during your tour.  But now it’s time for this home to begin a new chapter filled with your wonderful and unique experiences.

The Berkshires offer some of the most breathtaking landscapes in New England.  The historic town of Norfolk is sought after for its rare natural beauty, healthy recreational opportunities, and vibrant culture.  Home to celebrities looking for a low-key life style, Norfolk is renowned as a destination for both summer and winter sports enthusiasts, as well as visitors who come to enjoy gourmet dining, country lanes and covered bridges, and nature at its best!  Norfolk and the neighboring communities offer more than just wintry slopes as every season offers endless opportunities to fulfill your need for adventure.

The Estate, with its unique design, as well as its location in the heart of picturesque Norfolk, will make an exceptional home that offers an elegant retreat for family and friends.  As you enter this fabulous architectural creation, note that it was designed with comfort and enjoyment as its main focus.  Every detail both great and small in scale was carefully thought through and chosen with purpose.

Features in the Estate Home include: six bedrooms, five bathrooms, three fireplaces, one three- plus one 2.5-car garage, geothermal heating, central vac, small greenhouse, central air, generator, Boffi Kitchen {a chef’s dream kitchen well-suited to the gourmet cook and exceptional for entertaining}, hardwood floors with radiant heat, family room, dining room, media room, dance room, game room, grand staircases, observatory that could double as office space, two laundry rooms, mahogany windows, speaker system, pool hall, spa area with steam room, dry sauna, a Jacuzzi, and an indoor pool — all the amenities that you would expect in a lavish home such as this.  The elegant living space is enhanced by walls created using the almost forgotten art of plaster, gleaming walnut floors and original field stone from the barn, with soaring exposed beamed ceilings overhead.

The elegant and flowing Estate home and the nearby Cottage with it’s New England old world charm provide a study in contrasts.

Features in the Cottage include hand-planked pine floors with hand cut nails, and a charming gourmet kitchen with a six burner industrial stove, double oven, griddle, and Salamander top broiler.  The design detail of this cottage is authentic to its historic period. There is plenty of space with six bedrooms, an office,  four bathrooms,  a story-book attic, 3 Fireplaces,  a living room and separate dining room.

Some outdoor amenities include a private pond (great for swimming, fishing, paddling or ice-skating), outdoor shower, outdoor chapel, grand gazebo, fire-pit, tree-house, garden area, beautiful stone walls and approximately 30 acres of lush land and picturesque views.

Providence, Rhode Island is less than 2.5 hours away.

The current owner enjoyed many wonderful years living at Roughland Estate full time.  However, because of work, life and the fact that he enjoys travel, he decided to move out in 2009.  He still loves every bit of this property and he and his family continue to spend as many weeks at the compound as they can.  He also made a very wise decision and hired an experienced Property Manager, Claudia Laslie, who rents out the entire compound when he isn’t around.

Claudia would be happy to manage rentals for you too!  She knows the Estates inside and out, employs a thorough screening process, and has a list of repeat clients that hope to be able to return.  By periodically renting out the property, you should be able to recoup your overhead costs! You can vacation in your own home when you’d like…and leave the rest to Claudia.

The owner designed the 2.5 car garage area with a wood burning fireplace to allow for a European-inspired bistro-style set up. Imagine spending an evening on a clear summer night listening to the fire crackling while gathered with friends in an intimate setting filled with music and laughter. Install a cappuccino/espresso bar and enjoy a fresh brewed cup. Or sip a glass of wine at the bistro table indoors or mingle with others in the romantic courtyard while gazing at the canopy of stars like you’ve never seen before.

Renovate the old clay tennis court or use the space for a basketball court.  Of course, there is enough land to do both if you wish.

Enjoy the dance room  as is or transform it into a wonderful fitness center with its forgiving floor.

The observatory with 360 degree views is a great “get-away” space.  Useful as an office, it would also be ideal for creative writers and artists and a perfect spot for private meditation or relaxing yoga.

The cottage is ideal for many different uses. You can use it as an in-law suite, a guest house, an au pair suite and children’s space, butlers quarters and more.

The possibilities are endless!  Make Roughland Estates your home and let your imagination run wild.
